Zillow says San Diego home values improve!

Beautiful Coronado Home ONE Block From the Beach!

 

Home values in San Diego County were up 7.3 percent in the second quarter from a year ago — the biggest increase of the country’s 25 largest metro areas — says real estate website Zillow.com in a recent survey.

Nationwide home values fell 3.2 percent for the same time period, with values declining on year-over-year basis in 99 of the 144 markets studied.

The Seattle-based company comes up with its home-value index by looking not only at homes that have sold but also at pending sales as well as homes that are currently not on the market.

In San Diego County, the median home value rose to $378,800 in the second quarter. Cities with the highest year-over-year gains include: Del Mar, which saw its home value jump 14.25 percent to more than $1.4 million; Poway, which had an increase of 12.63 percent and a median value of $512,000; Santee, where values rose 12 percent to $336,400; and the City of San Diego, which experienced an 11.6 percent increase to a value of $413,700.

Biggest decliners were: Fairbanks Ranch, where values dropped more than 10 percent to around $2.4 million; Julian, which dipped 8.35 percent to a median value of $230,800; and Borrego Springs, which fell 7.71 percent to $210,200.

San Diego wasn’t the only California metro area to fare better than the nation. More than 27 percent of the markets in the state saw increases in their home values, no doubt buoyed by both state and federal homebuyer tax credits. Home values in San Diego, San Francisco, Los Angeles and San Jose have increased for the past five quarters.

The question everyone is asking is: Can San Diego continue its upward momentum?

Stan Humphries, Zillow.com’s chief economist, isn’t convinced.

“The double tax credits for some California homebuyers have certainly stimulated housing demand there and are partly responsible for the rapid — and likely unsustainable — rates of appreciation in many markets across the state,” he said. “While there is some uncertainty about how home values will respond in those markets once all incentives are removed, it’s certain they can’t continue at their current rates of appreciation.”

Not great news, but Zillow.com says there are still markets that have yet to reach bottom like Miami, where home values plunged 15.2 percent in the second quarter from a year ago, or Phoenix, where values fell 11.8.

Some other interesting San Diego statistics from the Zillow.com survey:

Off the peak: Home values here have plunged 29.7 percent from September 2005, which zillow.com considers the region’s peak.
Negative equity: 20.4 percent of all single-family home owners were underwater on their mortgages in the second quarter. In the previous quarter, that number was 22.9 percent. On a national level, an estimated 21.5 percent of single-family home mortgages were underwater.
Foreclosures: In June, 26.5 percent of all sales were foreclosure resales. Nationally that number was 16.9 percent.
Sold for a loss: In San Diego, 34.4 percent of all homes sold in June were sold for a loss.

The Hotel Del Coronado

Coronado is starting to get that Holiday feel. Driving over the Coronado Bay Bridge the other night I was able to see the Hotel Del Coronado all lit up!
It is hard to miss 60,000 bulbs illuminating every facet of the Victorian resort. A memorable event [at the Del], is the tree Lighting ceremony, slated this year for December 3. The main foyer is graced by a 25-foot tree, whose sturdy branches, strung with some 15,000 lights, cradle a profusion of ornaments. The tree is themed and the theme changes each year. I wonder what this year’s theme will be? Elsewhere, almost every inch of the resort is robed in evergreen garlands, trimmed with crimson ribbon, and interwoven with strands of lights. There is no place like Coronado for the holidays!

Ice Skating at the Hotel Del Coronado

If you haven’t gone skating by the Sea in Coronado yet, you better hurry! There is an outdoor ice skating rink at the Hotel Del Coronado. Skating by the Sea runs through December 18th, 2009. The skating sessions are daily with a matinee from 11am-1pm, and regular sessions from 2pm-5pm and 6pm-9pm. A portion of the skating proceeds will benefit the Make-A-Wish Foundation of San Diego.
